To find each state’s most financially representative town, the Financial Middle Class Index compared median incomes, home values, rents, cost of living, and community stability across more than 25,000 towns nationwide. The goal wasn’t to crown the richest or trendiest zip code—it was to spotlight places where the math still works for the typical household.
Methodology
- Population cutoff: ≥ 10,000 residents.
- Income fit (25%) – How close the median household income is to the state median.
- Home affordability (25%) – Typical home value ÷ median income.
- Rent affordability (10%) – Median rent as a share of income.
- Cost of living (10%) – Regional price parity index (BEA).
- Stability (10%) – Owner-occupancy and tenure rates.
- Commute & access (8%) – Average commute and proximity to job hubs.
- Economic diversity (7%) – Employment mix; no single sector dominates.
- Safety & schools (5%) – Relative crime and school-quality scores.
Scores were normalized within each state; the top composite scorer earned the title of ‘Middle-Class Town.’ Runner-ups provide context for readers who want nearby alternatives.
